Knightsbridge announces successful sale of Lancashire based Investment property, Union Mill

Located in Rossendale, Lancashire, Union Mill has been under the ownership of our clients for many years, seeing ongoing investment ever since.

The substantial stone mill building is now tenanted by 24 individual occupiers and attracts an annual rent of £61,332 per annum. These individual units are a mixture of office spaces, storage bays and dedicated partitioned units; with occupiers utilising these for a multitude of uses such as storage, art studios and manufacturing areas. This diversification of industry types, and our clients’ flexible approach to letting space, has meant that the mill has been almost fully occupied at all times.

Our clients advise that any units that become vacant are quickly filled as there is a small waiting list of potential tenants waiting for available flexible space.

The business was sold in August 2014 and Samantha Wright who negotiated the deal on behalf of our clients was delighted that a deal could be agreed, giving the vendors the exit strategy they had wished for.

Kent based Pub sold to Private Buyer

After being on the market for less than 10 months, the Fruiterers Arms was sold to private buyer Caroline Mackay in a £99,995 deal, negotiated by Knightsbridge Business Sales.

Set in a Village location in Sittingbourne, this popular community Pub enjoys a significant level of regular trade from the local residents, together with passing trade from visitors to the region. Our clients have extended a warm welcome to all who visit the pub and, as such, has benefited from a number of referrals via word-of-mouth recommendations. The business also rates highly on Tripadvisor, The Good Pub Guide and Best Pubs with excellent reviews and recommendations.

The business occupies a substantial detached property of brick construction which is superbly presented throughout. There are 2 separate bar areas with the Village Bar being the smaller area with covers for approximately 20 people and a seating area at the bar. There is a doorway through to the main bar which again has seating throughout and covers for an additional 44 people.

The Pub also has private living accommodation which consists of 4 double bedrooms, a Lounge, Utility Room, Office and Bathroom.

Children's Day Nursery Sold by Knightsbridge Business Sales

St Michael’s Nursery School, an Ofsted registered Children’s Day Nursery was sold by Knightsbridge Business Sales in August 2014, just 5 months after being offered up to the market.

The business has been established for over 40 years and under the management and ownership of our clients for 12 years before their decision to sell the nursery in order to retire.

The majority of the nursery’s 14 part time staff members are qualified to level 3 & 4 and whilst the business runs at 100% occupancy of 44 children between the ages of 2 and 5, there is still the potential to open during school holidays as a ‘Kids Club’ in order to increase turnover. The introduction of a breakfast club and later opening on a Friday could also increase revenue further.

Private buyer Mrs Akinbobola acquired the St Michael’s Nursery School for £40,000 and will continue to trade and grow the business.
